The service
Arosa provides property and zoning research tools, including the Arosa tools for ChatGPT. The tools resolve properties in US cities, report public parcel data where available (such as NYC Planning PLUTO attributes in New York City), list nearby parcel candidates, and search and fetch retained source evidence with citations. Coverage depth varies by city and may change over time.
Research aid, not professional advice
Arosa supports source-backed research; it does not make determinations. Nothing in Arosa is legal, architectural, engineering, tax or investment advice, and no output establishes zoning compliance, available development rights, a buildable envelope or any entitlement. Parcel attributes such as floor-area ratio and lot area do not prove what may legally be built. Always check the current zoning text, overlays, landmarks status and agency approvals, and consult qualified professionals before relying on any result.
Your account
- You must be at least 13 years old and provide accurate account information.
- Keep your credentials confidential. You are responsible for activity under your account.
- Addresses in the witharosa.ai domain are reserved for the Arosa team and are created only by an administrator.
- The Arosa tools for ChatGPT are currently provided without charge. If paid plans are introduced later, they will be presented with their own pricing terms before any charge.
Acceptable use
- Do not attempt to access another account's data, bypass authentication or quotas, probe the service for vulnerabilities, or extract credentials or system internals.
- Do not use the service unlawfully, or to misrepresent a research result as an official determination.
- Automated use must respect the published per-account request limits. We may throttle or suspend accounts that exceed them or degrade the service.
Third-party data
Results draw on public data and sources controlled by third parties, including New York City agencies. That data may be incomplete, out of date or wrong, and its publishers offer no warranty to you through Arosa. Where coverage is missing, the tools report the gap rather than guessing; an empty result is not proof that no rule, record or restriction exists. Retrieved documents are evidence to inspect, never instructions.
Availability and changes
The service is provided "as is" and "as available". We may change, suspend or discontinue features, and may update these terms; material changes take effect when posted here with a new effective date. To the maximum extent permitted by law, Arosa disclaims implied warranties and is not liable for indirect, incidental or consequential damages arising from use of the service or reliance on its outputs.
Suspension and termination
We may suspend or terminate an account that violates these terms or endangers the service. You may stop using Arosa and request account deletion at any time as described in the Privacy Policy.
Governing law and contact
